Overseas Landlord Sale-Prep Refresh – Petts Wood

Owner was based in Australia and contacted us just before Christmas needing the property brought up to standard fast. We mobilised quickly, managed access, fixed the underlying issues, and delivered a clean, sale-ready finish — with photo updates so everything could be signed off remotely.

The situation
  • The client was overseas in Australia and needed the property sorted urgently before Christmas. There were active issues (a leak and visible damage), tired finishes, and presentation problems that would stand out immediately to buyers.

  • Remote owners don’t need vague reassurance — they need tight scope, clear updates, and clean sign-off. That’s how we ran the job.

What we delivered

1) Fix the causes first (not a cover-up)

- Tracked and stopped the leak

- Repaired living room water-damaged areas properly before finishing

- Treated affected surfaces and made good ready for decoration

2) Full refresh to sale-prep standard

- Full redecoration: walls, ceilings and woodwork

Peeling / mouldy ceiling resolved, prepped and repainted

Historic stains (old leak marks + kitchen grease staining) treated and finished cleanly

3) Doors and frames (high-impact upgrade)

- 9 internal doors replaced

- Door frames made good so everything sat clean and finished properly

4) Lighting and electrics

- Downlight repairs/replacements where required

- Pendant light changes to tidy presentation and function 

5) Bathroom / wet areas

- Re-grouting where required

- Re-silicone to remove tired/mouldy seals and leave a clean finish

6) Other works

- Window replaced where required

- Punch-list snagging: minor repairs and finishing details completed throughout so the property presented properly room-to-room

How we managed it remotely
  • Scope agreed up front so the client knew exactly what was being delivered

  • Keys held securely during the works (agreed in writing) to avoid access delays and keep momentum

  • Photo updates at key stages so decisions could be made asynchronously across time zones

  • Final snagging + completion report for clean remote sign-off
