How Our Pricing Works

We use a fixed-first pricing model for almost all repairs and maintenance work.
You send a request → we review the details → we confirm a clear, fixed price before booking.

This means:

  • predictable cost

  • no hourly billing

  • no open-ended time on site

  • no hidden extras

  • no pressure, no chasing

If additional work is required, we explain it clearly and confirm pricing upfront.
 

Call-Out — Minimum Charge

Our call-out is the minimum charge for any visit.
It covers attendance, assessment, and completing the first task where possible.

Most clients never pay more than the minimum for simple repairs — if it’s straightforward and safe to complete, we’ll confirm the fixed price and get it sorted on the same visit.
 

Call-Out Rates

  • General Repairs & Handyman — £85 minimum charge

  • Plumbing, Heating & Electrical — £90 minimum charge

If further tasks or materials are needed, we confirm this before continuing.

Fixed-Price Work (Most Jobs)

Most common repairs, installations and maintenance tasks are priced upfront.
You’ll receive a simple, fixed price before the job is booked.

 

General Repairs & Handyman

We handle the reliable, day-to-day jobs that homeowners and landlords struggle to get done - quickly, cleanly, and with clear communication.

Typical fixed-price work includes:

  • Door adjustments & internal door repairs

  • Curtain rails, blinds & shelving

  • Kitchen & bathroom reseals

  • Patch repairs & touch-ups

  • Small carpentry fixes

  • General household repairs

Clear, fixed pricing confirmed before booking.
 

Plumbing & Heating

Typical fixed-price jobs include:

  • Tap replacements

  • Toilet repairs (fills, flushes, leaks)

  • Shower mixer swaps

  • Minor leak repairs

  • Radiator valve replacements

  • Silicone removal & reseal

Plumbing and heating defects that need investigation fall under the £90 minimum charge.
 

Electrical (Non-Notifiable)

Typical fixed-price electrical work includes:

  • Light fittings & pendants

  • Downlight replacements

  • Extractor fan replacement

  • Socket & switch swaps

  • Under-cabinet lighting

  • Basic fault finding (non-consumer unit)

All electrical work completed safely, cleanly and to Part P guidance.
 

Small Works & Improvement Jobs

For slightly larger jobs that don’t require a full refurbishment, we offer clear fixed-pricing where possible.

Examples include:

  • Minor kitchen refreshes

  • Bathroom tidy-ups

  • Flooring trim/threshold repairs

  • Feature-wall painting or touch-ups

  • Storage and utility upgrades

  • General property improvements

These are priced individually after reviewing your request.

Do you charge VAT?
No — Brixmont is not VAT registered.

Do you charge more for evenings or weekends?
Yes.
Weekend work carries a 25% premium.
Evening make-safe attendance (emergencies only) is charged at x2 the standard minimum charge.

What if you discover additional work on site?
We stop, update you and confirm pricing before carrying on.

Can I get a fixed price instead of a call-out?
Yes — most jobs are fixed-price.
Call-out is only used for investigation-only visits or when the scope isn’t known.

Do you work with tenants directly?
Yes — landlords and agents can authorise us to liaise with tenants for access.
