No vague hourly rates. No surprises. Just clear, fixed prices agreed before we start.
How we price work
Most contractors bill by the hour—great for them, unpredictable for you. We scope first and price up-front, so you know the number before we start.

Minimum/diagnostic: £80 (attendance + first task/diagnosis)

Parts & materials: Always confirmed and approved before ordering.
Waste/parking: £15 per sack (no hidden disposal fees), parking at cost (No ULEZ charge)

Out-of-hours uplift: +50% after 18:00, double overnight (23:00–08:00). Sun +25% a day.
We carry a van stock of common parts so we finish more jobs in one visit—saving you a second call-out.
On-van stock (examples):
Toilets: fill valves, syphons, dual-flush buttons, seals, flexi hoses, isolators
Geberit Sigma/Delta: service kits (fill/flush valves, seal sets), buttons/actuators
Basins/kitchens: traps & wastes, click-clack seals, bottle/P traps
Electrics (non-notifiable): fuses, faceplates, lamps • Joinery: latches, hinges

The £80 call-out covers your first job; any additional work is confirmed before we proceed, often at a discounted rate when done on the same visit.
🔧 General Repairs & Handyman
£80 call-out (covers first task)
Additional jobs quoted or discounted once on site.
Typical tasks: door or lock adjustments, shelves, silicone reseals, curtain poles, minor carpentry, plaster or paint touch-ups, small repairs, or fittings.
We carry fixings and hardware for most standard jobs.
💧 Plumbing & Heating
£90 call-out (covers first task)
Additional or more complex works confirmed before we start.
Examples: tap, trap, or valve replacements, leaks, toilet flush repairs, isolation valves, radiator swaps, shower reseals, appliance installations, small pipework adjustments.
⚡ Electrical
£90 call-out (covers first task)
Further items (extra sockets, lights, etc.) confirmed on site.
Includes: socket or switch replacements, lighting upgrades, extractor fans, appliance connections, fault diagnosis, and other domestic electrical maintenance.
Certification work handled via our vetted electricians.

Do these prices include parts?
Labour only. Parts are added at supplier cost +15% (capped at 10% for items over £250). We confirm before ordering.
When does overage apply?
Only if the scope changes or you add extra tasks—and only with written approval (SMS/WhatsApp/email).
Can you attend out of hours?
Yes. See uplifts above. We’ll confirm feasibility and price before attending.
What if you can’t gain access?
We charge a £60 no-access fee. Please ensure an adult is present or keysafe/concierge is arranged in writing.
Do you handle gas or electrical certification?
We arrange via vetted specialists and keep it simple with one photo report + one invoice.
Why do you set a cap?
It lets us fix issues fast without back-and-forth, while keeping your spend under a hard limit; we act within the cap, pause if more is needed, price the variation, and only continue once you approve in writing (SMS/WhatsApp/email).

Can I set a default cap?
